Each reservation is assigned its own access door code. If you are locked out, please call the Owner. Guests shall allow owner access to the property for purposes of repair and inspection with 24 hours’ notice, unless of emergency or guest request.
The BBQ area is a common area for both Suites. The propane tanks are located in the balconies of each suite. Please remember to take the tanks back to your balcony upon completion of cooking. If a guest allows a tank to be removed or stolen from the premises due to non-compliance, a replacement fee will be charged. If the tank needs to be filled, please contact the Owner.
Each booking requires a deposit. Deposits shall be refunded within 14 days, provided no deductions for damage to the property or furnishings, excessive mess requiring additional cleaning, or any other cost incurred by the Owner due to the behavior of the Guest and their guests. If the premise appears dirty or damaged upon check-in, Guest shall alert Owner immediately.
Guests can book through 3rd party booking platforms VRBO or AirBnB from the “Availability & Reservations” page. To book direct through Owner, complete the requested information on the “Contact Us” page.
Guests who cancel at least 30 days before check-in will get back 100% of the amount they’ve paid, less a $75 admin fee. If they cancel between 14 and 29 days before check-in, 50% shall be refunded. For later cancellations, no refund shall be provided. Owner may offer refunds for Extenuating Circumstances (changes to government travel requirements and restrictions, declared emergencies, military actions and natural disasters), but does not cover COVID-19 related cancellations.
Check-in is 3:00 PM or later. We offer a contactless check-in service. If you arrive before 3:00pm, please text the Owner to check on the status of your Suite. If after 3:00pm, go directly to your suite. Access info and directions will be included in the “Welcome Letter” emailed 10 days prior to your arrival. Early check-ins may be available upon request.
Check-out is 11:00 AM or earlier. We offer a contactless check-out service. Please follow the instructions in the Guest Book upon vacating the Suite. Late check-outs may be available upon request.
A cleaning fee is charged per reservation. Please review the Cleaning Procedure in the Guest Book upon arrival. Additional housekeeping charges may be applied if the property is found to be in need of extraneous cleaning. 2 garbage cans are located off Kaagwaantaan Street strapped to the railing on the backside of the building. Appliances shall be used for their intended purpose, only. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit any provided furnishings to be taken from the units.
Enhanced cleaning procedures have been implemented due the COVID-19, including but not limited to the use of disposable gloves for cleaning staff, disinfectant spray on high touch surfaces and bleach use on linens.
Each suite has wifi access. The username and password will be provided in the Welcome Letter. Each suite has a flatscreen TV in the living room with a Roku or Firestick device. YouTubeTV is available as a complimentary app. If you prefer to watch an alternate streaming service, a personal sign-in is required. Please remember to log-out upon check-out. If any purchases are made against the Owner’s login, the guest will be charged upon receipt.
INJURY & LITIGATION
El Tib LLC, dba Katlian Street Suites, shall be held harmless, from and against any loss, cost, damage to property, personal injury or bodily injury, liability or expense or any third-party claim for any of the foregoing that may result from the behavior or non-compliance of any guests with any of these terms and conditions. The Owners are not responsible for the loss of personal belongings or valuables of the guest. The property is located across the street from ANB Harbor and the Owners may not be held responsible for harm that may result from any water related activities that occur. The Owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Guests reserving a long-term rental will be provided with a long-term or month-to-month Rental Agreement. A cleaning fee and deposit will be required. Subletting is not allowed.
LOST & FOUND
Owners are not responsible for stolen, lost or damaged personal property. We encourage guests to lock the doors upon entry/exit. Upon check-out, make sure to check the property for personal items. If found, we can mail left-behind items, size dependent.
NUMBER OF GUESTS
The number of guests shall not exceed the number of guests on your reservation. The maximum number of guests allowed to stay overnight in the Suite is 5. Guests are not allowed to exceed the occupancy limit agreed to above. If more people are found to occupy the premises than on the reservation, you will be charged an additional fee per person per night. Any other person in the property is the sole responsibility of Guest.

Each suite is allotted (2) parking spaces off Kaagwaantaan Street. Please park at an angle, snuggly, to allow space for other vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Kaagwaantaan Street is a one-way street. Do not block the street, as oversized emergency vehicles must pass. Your guests can park below on Katlian Street. Overnight parking on Katlian Street is not allowed. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
Pets shall not be allowed. If a pet is discovered without prior authorization from the Owner, a fee will be charged for deep cleaning with an additional amount for any damage.
Upon booking, you will be provided with a rental agreement. Your reservation balance includes rental amount and cleaning fee, and if applicable; bed tax, sales tax and any additional guest fee(s).
Deposits are due at point of booking and balance is due 30 days prior to check-in.
RENTAL PAYMENT TYPE
Credit Card & Debit Cards: We accept Visa, Mastercard, Discover & Amex. A 3% credit card processing fee may be charged to the guest, length of stay dependent.
Checks: If booking directly through the Owner, both personal and cashier’s checks can be accepted.
ACH Bank Transfer: An invoice can be emailed for ACH Bank Transfer payments if booking directly through the Owner.
The City and Borough of Sitka has a fluctuating sales tax rate through-out the year. Residential Long Term Rent paid for thirty (30) or more consecutive days, or an entire calendar month is exempt from sales tax.

The property cannot be reserved for parties, events or large groups. If neighbors are disturbed due to excessive noise, all guests will be asked to leave immediately without refund. Guests should not create excessive noise at a level that disturbs neighbors; quiet hours are from 10:00p.m. – 8:00a.m.
SAFETY & SECURITY
Each suite is equipped with fire extinguishers and flashlights. The water shut-off value is under the kitchen sink. The building is equipped with a fire suppression sprinkler system and exterior cameras.
Any storing or processing of seafood in the suites is not allowed. An additional cleaning fee will be charged if this policy is not abided by. A propane crab cooker, to be used outside in the BBQ area, is available upon request.
Katlian Street Suites is a non-smoking building. There is no smoking allowed on the balconies. Please smoke away from the property and dispose of cigarette butts appropriately. If it is discovered that a guest has smoked inside the unit, a fee will be charged for deep cleaning of carpet, fabric and linens. Do not smoke in the BBQ area if BBQ is in use.
10 days prior to the check-in date, the Owner shall supply the Guest with a Welcome Letter containing pertinent information regarding the reservation. If the Guest has booked through a 3rd party platform, the Welcome Letter will be messaged to the Guest. If the Guest booked directly through the Owner, it will be emailed. If you do not receive your Welcome Letter approx. 10 days prior to your check-in date, contact the Owner.
